Buy, Refurbish, Refinance & Rent

Often known as BRRR strategy (Buy, Refurbish, Refinance, Rent). This service offers our clients the option to buy properties that can be redeveloped and perhaps reconfigured to maximise rental income.

It is a great way to build a portfolio of high-yielding properties while at the same time adding capital value which can result in a higher return from investment than a standard buy to let strategy.

The five main elements of the service

Find

We will assess many potential investments every week and shortlist a number which we will then visit. Once we have visited, we will carry out significant levels of due diligence and run the figures through our investment analysis software making sure the numbers “stack up”.

Fund

We have access to brokers who can advise on specialist senior debt and mezzanine finance products that can increase the internal rate of return generated from an investment by offering additional leverage on an investment.

Refurbish

The aim of renovations is to increase rental income and yield by reconfiguring and adding bedrooms and in addition adding capital value. We offer a fixed price fully managed renovation service and expect to have all work completed within 8 weeks (once necessary planning etc. has been granted).

Rent

Once the refurbishment works have been completed we will market the property at the increased rental level, secure tenants and proactively manage the property focussing on maximising our clients returns while at the same time ensuring all their legal and regulatory responsibilities are met.

Refinance

We work with our specialist brokers to restructure the debt into a standard BTL mortgage based on the increased capital and rental values at the end of the refurbishment.
